In current real estate market conditions, "Price" may seem like the only thing that matters.  That's not entirely true.  If you are a seller justifying your price because you think your house is better than something on the market, or better than some recent sale, your thinking is incorrect about your price.  With this mindset, chances are you won't sell your home, or you'll sell for less than you could by underpricing it.  That is the reality of the current market.  However, if you think your price is lower, and it is a better home, then you've got the right frame of mind.

2. Precision Pricing.

Most Realtors will suggest an asking price based solely on a Comparative Market Analysis.  This is histotical information and is inaccurate in many cases.  Often, the result is a home that takes a year or longer to sell, or does not sell at all because it is overpriced.  This method can also underprice a home, and cause the seller to settle for less than the property is truly worth.  Hire a Realtor that utilizes precision market pricing.  Precision Pricing will help expedite the sale, and secure the highest sales price for the seller.

3. Visual Presentation.

Your home can't just be priced better, it has to look better too.  Serious home buyers are not going to purchase something that isn't already in good shape and visually appealing, especially in current market conditions.  Most home buyers do not want to spend a significant amount of money on a "fixer upper".  Find a Realtor with Home Staging experience, or use a Home Staging company to prepare your home visually before placing it on the market.
